About 2 months ago we placed an offer on a house that was listed as an estate sale. The offer was accepted and we placed earnest money down. The listing said it had “a newer roof”, after our $300 inspection, we found out the roof was 30yrs old. The realtor is now telling us that there is only one heir to the estate and it is in probate. We are very confused and it has been 5 weeks since we have been ready to close. Can we sue them if they do not close by a certain date? Can we get ALL the money we have into it? Inspection and all? They NEVER told us it was in probate when we made the offer.

They said nobody is contesting it so it should be done fast but it’s been over a month already. Can we sue them for our money back????

We have our house for sale and have updated the interior as well as exterior landscaping. One thing beyond our control that is a turn-off to potential buyers is our neighbors’ back yards. We have a chainlink fence up around our back yard, but need to mask our neighbor’s yards on each side. In order to keep cost at a minimum we’d like to use a hedgerow versus a wooden fence. Need some compelling reasons to get my family to sell inherited house fast?

I’m ¼ owner on a house, and the other owners don’t get that it makes sense to price low and sell fast. The home is owned free and clear. It’s in a small town, where demand for homes is exceptionally low and there are always plenty for sale. This house is tiny compared to others in town, and while livable, it needs major updates. At best, I think we can sell this house for $40,000 and that’s if we’re willing to wait years for that one right buyer.

I’ve already brought up the obvious: vacant houses are hard to insure, other homes in town aren’t selling no matter the price, costs of property taxes and propane to keep the pipes from freezing in the winter, and the liability if someone gets hurt on our property.

Any other suggestions? I’d like to keep the language as simple as possible. Other owners have a limited familiarity with the real estate; at least a couple of them think it’s a good idea to overprice the home and then drop it later if needed. *head slap*
One in the hand is worth two in the bush. I want whatever paltry amount we can get now rather than waiting years for a buyer for what might end up being a couple grand per owner extra. To me, it’s just not worth it because there’s always that chance (and in this town it’s fairly likely) that we’ll never sell the house.

Also of consideration, the owners received decent cash inheritances. Whatever we make from the sale of this house is simply icing on the cake so it’s not like anyone here can whine that $2-3K makes a huge difference in their lives.
I realized this probably isn’t clear…the other owners are caught up in this idea that the home is worth a certain amount just because they arbitrarily think it is. The data in the area simply doesn’t back it up, and I’m having trouble getting these people to see that what they think the home is worth is meaningless. All that matters is what someone is willing and able to pay.

My husband and I are moving to the Tampa FL area. We currently have our house for sale in Pittsburgh, PA. We have been talking about me taking our 5 and 1 year old sons and moving in with my mother. “Short Sale” or Foreclsoure?

‘ve been trying to work with my mortgage company for months now while getting no where, it’s always “call back in two weeks”, etc. I had hoped the new March 4th programs would help but I have been calling weekly and my bank still says they haven’t received the info yet with all the details on the program so call back in two weeks.

In the meantime I did list my house for sale just in case I need to do a quick short sale to avoid foreclosure. From everything I heard you don’t want to foreclose, short sale is a little bit better. However I haven’t gotten any offers and have been hesitant to drop the price too low and sell before I found out if any of these new government programs would work to keep me in the house (yes, I still have that pesky whole emotional attachment stuff)…

So this morning I have been thinking maybe enough is enough, let’s get this over with. I love my house but am getting really tired of waiting to see whats going on, should I drop the price to where I think it would sell or do I sit it out and ride the foreclosure process wave as long as I can? Then about an hour ago I find out the builder in my neighborhood has just reduced new construction pricing down into the $160’s, I cringe to think about what I paid 2 years ago ($245K), not that I am concerned about value, I’m happy with the house and it totally serves my need.

So…Should I ride the foreclosure wave as long as possible? Or try to sell this baby as fast as possible as a short sale? Thanks
