OK… so my husband and I have two houses. I owned a condo before we got married and then he got the loan for the house we live in now.
We haven’t lived in the condo for 2 years now. The first year it sat vacant while we worked on clearing out our stuff. The second year we spent a few months cleaning and painting. Then we listed it for a few months but the market (Missouri) is slow. Now we’re renting it to a friend of my husband’s. My question is… I’m anxious to sell this thing and get rid of it. I was searching options on the Internet and came across sales pitches that claim to “sell your house fast!!” Has anyone heard anything bad about these companies? Has anyone used them?

I’m in Edmonton Alberta Canada so advice on this area would be best. My house is going up for sale for $330,000 so commission would be about $14,000 which to me seams like alot for what is going to be a very quick sale most likely for the agent. Our house is in very good condition for selling has been extensively renovated and we’re going for a reasonable price. The agent thought we should price the house between $330k and $345k and we went with the lower to sell it fast. It seems to me that our agent is going to get a very quick sale for alot of commission. I would think the fact that we’re not being greedy and overpricing our house means the agent should drop his commission as this should be an easy sale for him. What do you think? Is the commission fair? Should I try get him to go lower? Is bargaining for a lower commission something that is done regularly or would it just be a joke to him? Help please.
How exactly do the RE agents split the commission, is it 50/50? What would be a fair commission to go for? I don’t want to screw the agent, I just don’t want to pay $14,000 for what will be just 3-4 days of work assuming the house sells at the open house which the agent thinks fairly likely at the price.
daeve for the couple of days I don’t mean to “closing” ie there would still be conditions to meet such as mortgage approval and inspection etc. In my area correctly priced homes close in about 2-3 weeks recently. The market is making a recovery here and didn’t fall nearly as much as it did in the US. We didn’t really have a “housing crisis” here like in the states.

I had to threaten realtors involved in the purchase of my house with walking out if we did not close by a dead line since they were happy to let tenants stay on while I got charged extensions to keep my rate by the lender.Fast forward 3 yrs.to the sale of my house. I have fired a string of realtors while trying to sell my house(one for trying to get me into a land contract after my lawyer jumped at the suggestion,another for trying to lower my asking price below what I needed to pay off the mortgage instead of telling me frankly that it wasn’t a good time to list when I told her what I would need,and a third for not following the advertising plan she brought to me to get the listing) I have a new realtor whom I think is wonderful and is doing things right but she is not getting traffick through the house and I feel perhaps it is due to my house being blacklisted by the other realtors. How do I sell my house when it has been blacklisted?
